Why does my skylight keep leaking after being caulked?
Caulk is not a flashing repair — it is a temporary patch over a structural waterproofing failure. Flashing systems use overlapping metal components designed to shed water mechanically. When those components fail, caulk fills gaps temporarily but degrades within 1–3 seasons and fails again. A proper reflash replaces the failed metal components with a new step flashing and counterflashing system that works the way roofing waterproofing is designed to work.
How do I know if I need a repair or full replacement?
The free inspection answers this question. If the skylight unit itself is structurally sound — no cracked glazing, intact seals, serviceable frame — a reflashing repair is often the right answer. If the unit is over 20 years old, has failed glazing seals, a deteriorated frame, or has been caulked repeatedly, replacement is typically more cost-effective than continued repair investment. How long do skylights last?
Quality residential skylights have a typical service life of 15–25 years depending on material quality, installation quality, and maintenance history.
